In addition to the sleeping area, guests can enjoy a spacious living area with comfortable armchairs and a TV. A self-catering area is equipped with a fridge, microwave and coffee and tea making facilities. Additional amenities include air conditioning, a study desk, WiFi, and a TV with streaming services such as DStv Now, YouTube, Netflix, Prime Video, Apple TV and SAUK TV. The unit also offers a private entrance and a small balcony overlooking the garden and surrounding trees.

House Rules
Check-in is at 14:00 and check-out at 11:00. Guests should make special arrangements for arrivals after 19:00. Notification of the expected arrival time is appreciated.
Guests will be personally welcomed, granted access to the apartment, and provided with the keys. Upon departure, guests may leave the keys in the apartment and only close the iron gate behind them.
WiFi is free and available throughout the property.
A code for opening and closing the entrance gate will be provided at the discretion of the owner. This code is for the exclusive use of guests and must not be shared with anyone else. Use of the code may be revoked in the event of misuse.
In the event of a power outage, a backup generator is available during the day from 06:00 on request, and in the evening from 18:00 to 22:00.
The beams of the alarm system are activated around the buildings for security from 22:00 and deactivated at 05:00. If access to or from the property is required during these hours, prior arrangements must be made.
The iron gate providing access to the apartment must remain closed at all times for security purposes when guests enter or leave the apartment.
Access routes to and from the Lynnwood Gardens Estate are restricted from 22:00 to 06:00 to the Rosemary and Rodericks Street entrances.
Identification in the form of a driver’s licence may be required.
Smoking is not permitted in the apartment, on the balcony, or on the stairways. The braai area is suitable for smoking.
Pets are not allowed.
No parties or social gatherings are permitted on the premises.
Guests must keep noise to a minimum between 22:00 and 05:00, including loud music or any other disturbances, so that it is not audible outside the apartment. Serious breaches may result in the owner requesting the guest to leave the property.
Guests must use only the designated parking area and park in such a way that other vehicles can freely use the remaining space outside the designated area.
The apartment and its equipment are used at the guests’ own risk. Guests are responsible for any damage caused, and the owner will determine, at their sole discretion, the repair or replacement value of any damaged items.
The owner accepts no liability for damage, loss of property, or personal injury to any guest or visitor during their stay on the property.
Guests indemnify the owner against any claims from any person for such damage or injury, regardless of how it occurs.
Guests are advised to take care on loose mats, the mezzanine stairs, or external stairs when wet, and to use gas and electrical equipment responsibly to avoid injury, inhalation, or fire.
Guests are subject to all City of Tshwane municipal regulations, and the rules of Lynnwood Gardens Estate apply to all residents. These are available on request.
Guests are requested to leave the apartment/guestroom in the same condition in which it was found upon departure.
