House Rules
Welcome to your stay! We hope you enjoy your time at our property. Please read the following information carefully to ensure a safe, comfortable, and enjoyable stay.
1. Check-In & Keys
Most properties use a lockbox for self-check-in. You will receive the code via WhatsApp at 14:00 on the day of arrival.
Check-in time is any time after 14:00 unless otherwise specified. Late check-in is allowed and will not disturb anyone as the house is private.
For Zimbali Estate, all guests must complete, sign, and return booking forms and provide identity documents. This must be done at least 48 hours before arrival. Guests under 18 must provide dates of birth. Late submission may delay access to the estate. No day visitors or additional guests are allowed without prior approval.
2. Check-Out
Standard check-out times vary by property (generally 10:00–11:00). Late check-out may incur additional charges.
For Zimbali Estate, guests can only access the property after any late documents have been processed by security.
3. Fees & Deposits
Breakage Deposit: A refundable deposit is required at check-in or as specified in your booking. This covers any damages to the property, furniture, linen, towels, or other inventory. Refunds will be issued within 10 working days of departure if no damage occurs. Any damages or fines will be deducted from the deposit.
Additional Guests: Any guests beyond the booking will incur a fee per person.
Pets: Where allowed, pets must be approved in advance and may incur an additional fee. Some properties do not allow pets.
Cleaning/Management Fees: Certain properties may charge extra for cleaning or management services; these will be communicated in advance.
4. Property Rules
No smoking indoors. Dispose of cigarettes in ashtrays provided, not on patios, gardens, or down toilets.
Respect furniture and other items in the property.
Use water and electricity responsibly. Gas appliances must be turned off when not in use.
No open flames indoors. Fires may only be used in designated outdoor areas following safety instructions.
Use blinds, curtains, and other fittings with care.
Keep doors and gates locked at all times to prevent theft.
Maximum occupancy must not be exceeded.
Children must be supervised at all times, particularly near stairs, pools, or hot tubs.
No parties, loud music, or unruly behavior is allowed. Quiet hours are generally from 22:00–08:00.
5. Safety & Fire
Emergency assembly points are indicated on the property.
Follow fire safety instructions and ensure all fires are fully extinguished if unattended.
Certain properties may have high fire risk due to natural surroundings—exercise caution with braais and fireplaces.
Backup generators or rechargeable lights may be provided during load-shedding.
6. Amenities
Wi-Fi may be available in designated areas. Passwords will be provided.
Linens, bath, and beach/swimming towels are provided where applicable. Do not use bath towels for the beach.
Some properties include weekly housekeeping for longer stays; optional services may be available for shorter stays with advance notice.
Parking may be available on-site; please follow property-specific instructions.
7. Dining & Local Services
Delivery options may be available via local restaurants or apps; include your unit number for accurate delivery.
Local bistros and restaurants may be within walking or short driving distance.
8. Property-Specific Notes
House @ The Bay: Alarm controlled by remote; do not switch off the plug in the room with 2 single beds (this controls the alarm). Hot outdoor shower available.
Hartbeest Eco Bush Lodge: Basic, rustic accommodation. Expect dust and insects. Directions provided via Google Maps. Firewood available at R25 per bag.
Zimbali Estate: No animals allowed. Guest changes require 24 hours before entry. Deposits may be based on the number of nights or total booking value.
9. Liability
Guests use all facilities at their own risk.
Lock your unit when unattended.
Guests are responsible for theft or damage during their stay.
10. Contact Information
Property hosts or managers’ phone numbers will be provided with booking confirmation.
For emergencies, follow property-specific instructions for fire, medical, or security issues.
