House Rules
Indemnity
All guests are required to sign an indemnity form on arrival, confirming responsibility for the property and its contents.
Hosting & Quiet Hours
For everyone’s comfort, calls and messages between 20:00 and 08:00 should be reserved for emergencies. Please help us maintain quiet hours.
Guest Numbers & Visitors
Maximum 4 guests. Only those confirmed on the reservation may stay. Unregistered guests or day visitors are not permitted. Unapproved guests may result in removal or cancellation. Vallance Estate is not suitable for gatherings.
Gate Access & Safety
Latest gate-access calls: 20:00. After this, meet late arrivals at the gate with your remote. Do not force gates; if it does not open, remain in your vehicle and call us. Guests are liable for damage caused by misuse.
Wood-Fired Hot Tub
Fully wood-fired and manually heated by guests. Takes 5–7 hours, requires regular stirring and tending. First bag of wood provided; additional bags must be purchased locally.
Cleaning & Waste
House help available at an additional cost (arrange in advance). Dustbins are collected daily at 12:00.
Groceries
The nearest grocery store is 20 minutes away; please bring essentials.
Estate & Property
Scheduled maintenance may occur; disruption is minimal. Guests may walk the estate and pick produce from the vegetable garden. Please respect neighbouring homes.
Smoking
No indoor smoking; permitted outside on the stoep.
Children & Safety
Children must be supervised; property is not child-proofed.
Pets
No pets allowed. Do not feed our dogs.
Fires & Candles
Only allowed in designated braai areas. No open flames elsewhere.
Filming & Photography
Commercial filming or professional production requires prior approval and a separate agreement. Personal photos and casual social media use are permitted.
Damage & Breakages
Guests are responsible for all damage, including gates, linen, hot tub misuse, or other property. All items are checked before and after stays. Unreported damage discovered after checkout will be charged to the guest.
Liability
Guests are responsible for their belongings. Hosts are not liable for loss, theft, injury, or accidents.
Property Condition
The house is quality-checked before arrival. The indemnity form confirms responsibility for damage or misuse during the stay.
Rural Environment
Insects are part of the countryside. Keep doors closed and interior lights off at night.
Extra Notes
Shower Drain: High water pressure may slow drainage; this is normal.
Solar Power: 8kVA system with three backup batteries. Moderate use of air-conditioning and non-essential appliances ensures uninterrupted power.
