House Rules
All guests are required to sign an indemnity form on arrival, confirming responsibility for the property and its contents.
For everyone’s comfort, calls and messages between 20:00 and 08:00 should be reserved for emergencies. Guests are kindly asked to respect quiet hours.
A maximum of four guests is permitted. Only those confirmed on the reservation may stay on the property. Unregistered guests or day visitors are not allowed, and unapproved guests may result in removal or cancellation of the booking. Vallance Estate is not suitable for gatherings.
The latest gate-access calls are at 20:00. After this time, guests must meet late arrivals at the gate using their remote. Gates must not be forced open; if the gate does not open, please remain in your vehicle and contact the host. Guests are liable for any damage caused by misuse.
The wood-fired hot tub is manually heated by guests and takes approximately 5–7 hours to warm up, requiring regular stirring and tending. The first bag of wood is provided, and additional wood can be purchased locally.
House help is available at an additional cost and must be arranged in advance. Dustbins are collected daily at 12:00.
The nearest grocery store is approximately 20 minutes away, so guests are advised to bring essential supplies.
Scheduled maintenance may occasionally take place on the estate, although disruptions are usually minimal. Guests are welcome to walk around the estate and may pick produce from the vegetable garden. Please respect neighbouring homes.
Smoking is not permitted indoors but is allowed outside on the stoep.
Children must be supervised at all times, as the property is not child-proofed.
Pets are not permitted on the property, and guests are asked not to feed the resident dogs.
Fires and candles are only permitted in the designated braai areas. Open flames are not allowed elsewhere on the property.
Commercial filming or professional photography requires prior approval and a separate agreement. Personal photographs and casual social media use are permitted.
Guests are responsible for all damage to the property, including gates, linen, hot tub misuse, or any other items. All items are checked before and after each stay, and any unreported damage discovered after checkout will be charged to the guest.
Guests are responsible for their personal belongings. The hosts are not liable for any loss, theft, injury, or accidents.
The house is quality-checked before arrival, and the indemnity form confirms guest responsibility for any damage or misuse during the stay.
As this is a rural environment, insects are part of the countryside. Guests are advised to keep doors closed and interior lights off at night.
Please note that the shower drain may appear slow due to high water pressure; this is normal.
The property operates on an 8kVA solar power system with three backup batteries. Moderate use of air-conditioning and non-essential appliances is recommended to ensure uninterrupted power.
