1. Illegal Activity:
Please do not engage in any criminal or unlawful activity on the property or within the estate. Any suspected theft or illegal acts will be reported to the authorities immediately.

2. Property Belonging to Owner:
All items in the apartment are the property of the owner. Taking or using these items without permission will be considered theft.

3. Security:
Circa is monitored 24/7 with private security patrolling regularly to ensure the safety of all residents and guests.

4. Speed Limit:
The estate has a speed limit of 20 km/h. Guests are required to comply at all times to avoid fines and prevent accidents.

5. Parking:
Guests may only park in unit 125 or the visitors’ parking bays. Vehicles parked elsewhere will be clamped, and a fine will apply for their release.

6. Accessibility:
The apartment is located on the ground floor. Guests with mobility challenges or difficulties with staircases are welcome to book.

7. Guest Responsibility:
Guests stay at this property at their own risk. The host/owner is not liable for any theft, injury, loss, or damage of any kind. By booking, guests waive all claims against the host/owner.

8. Smoking Policy:
Strictly no smoking inside the apartment or on the balcony area. Guests who wish to smoke must use the designated smoking area within the complex. please ask reception for directions. Any evidence of smoking in the unit or on the balcony will result in an additional cleaning fee or penalty.

9. Parties and Noise:
Strictly No parties, events, or loud gatherings are allowed in the apartment. Any party or unauthorized gathering will result in an on-the-spot fine and may lead to immediate cancellation of your stay. Please respect the neighbors and keep noise to a minimum at all times.

10. Acceptance of Rules:
By booking the apartment, guests automatically accept and agree to abide by the above rules and disclaimer.
